About The Flint Barns
Unwind in simple comfort, and make a new home from home in the wonderful Bed & Breakfast on the edge of the Rathfinny vineyard in East Sussex. With stunning surroundings the Flint Barns blend the history of the Rathfinny Estate with modern comforts to create a perfect place to relax and reconnect with each other and the outdoors.
Staying in one (or more!) of the en-suite rooms you will have access to the estate and nature trails, as well as comfortable and tasteful communal areas including a lounge and snug with fireplaces, sunny courtyard for drinks, and a spacious dining area where breakfast and occasional evening meals are served.
You won’t find distractions like TVs here - it’s all about the simple pleasure of food, wine and the outdoors.
From a single room to a number of family suites sleeping up to 5, there is something for everyone at The Flint Barns. All 10 rooms have been lovingly converted into light, modern spaces yet retain original features such as beams and stone walls.
Quirky industrial touches give the rooms a minimal feel in keeping with the simplicity of the buildings. Beds are made up for you on arrival, and towels and linen are provided.
Rooms are situated on ground, first and second floors and all have an en-suite shower.
The Estate and Local Area
The Rathfinny Wine Estate was established in 2010 near Alfriston in the South Downs of Sussex. Set on 600 acres of perfect wine-making land, yet just 3 miles from the sea this really is a special place to relax and unwind.
For those interested in the award winning English sparkling wines produced here (who wouldn’t be?!), there are tours and tasting experiences that take you from vine to bottle, exploring English viticulture at its finest. The team will guide you through the estate vineyards, the RIBA nominated winery and top it off with tasting and a delectable 3 course lunch at the Tasting Rooms.
Your stay doesn’t have to be all about the wine though. On the estate you’ll find wonderful walks for all the family to enjoy including the Rathfinny Trail which allows you to take in the abundance of local flora and fauna, through woodland, vineyards and flower filled grassland banks.
Food and Drink
Breakfast is served daily in the spacious Flint Barns dining room. Evening meals on Fridays and Saturdays, and Sunday lunches can also be booked.
On the estate the Tasting Room offers a seasonal menu of seasonal light bites, lunches and dinners. Booking is highly recommended. There is no specific children’s menu but during the day they are welcome to eat from the light bites menu or the full menu.
Further afield there are some wonderful days for the whole family.
Bring your bikes and take an easy flat route down the Cuckmere Valley to the beach and cafe, or try the trails at Friston Forest.
Middle Farm offer a warm country welcome, with something for every member of the family to enjoy from feeding the lambs, grooming a horse to just sitting in the café or perusing their cider selection.

For the perfect family day out take a trip to Newhaven Fort and explore the vast, echoing tunnels built into the chalk cliffs. The cliff-top gun emplacements are sure to fire any imagination!
On Seaford Beach, Frankie’s Beach Cafe is heaven for coffee and cake (our Richard says). In the summer it also has the only sandpit on the Sussex coast.
