The eight cottages at Spixworth Hall have been converted from original Norfolk brick farm buildings – stables, a granary, a hayloft and a coachman’s cottage among them. Each one is different in layout, aspect and character, and that is very much the point. What they share is solid, comfortable furnishing, well-equipped kitchens, fresh linen and towels included, and wood-burning stoves for cooler evenings. All cottages have views over the gardens and grounds, books, games and toys for children, TVs and good wi-fi. Cots are available in selected cottages.
Seven of the eight cottages sit around the main farm courtyard, with the games barns, play area and fishing lake all close by. The Lodge is the exception – tucked away in the woods about 800 metres from the main site, it offers a little more privacy and seclusion for families who want to feel properly away from it all.

Gaffer’s Cottage – sleeps up to 12
The largest cottage on the site and the one to book for a big family gathering or two families sharing. Originally the coachman’s cottage to Spixworth Hall, it has bags of character and plenty of space across its five bedrooms. Meets Accessibility Rating 1, making it suitable for ambulant guests with restricted mobility.
Hayloft – sleeps up to 8
A real standout – as the name suggests, it occupies the upper floors of the old hayloft, with a spectacular open-plan living, dining and kitchen area featuring the original oak floor and great views across the farm. Three bedrooms and two bathrooms.
Granary – sleeps up to 8
Part of the Jacobean stable block conversion, Granary is set over three floors with three bedrooms and three bathrooms. One of a pair with Waterside, both sharing the arched courtyard entrance. Comfortable and spacious, with a relaxed family feel throughout.
Waterside – sleeps up to 8
Granary’s companion cottage, also over three floors with three bedrooms and three bathrooms, and overlooking the water. Same quality and layout as Granary, with its own individual character.
Swallows – sleeps up to 8
Three bedrooms and three bathrooms, with a bright and comfortable living room and an interconnecting door to Pond Cottage. Book both together for a five-bedroom, five-bathroom arrangement sleeping up to 13 – ideal for two families or a larger group who want a bit of separation as well as shared space.
Pond Cottage – sleeps up to 5
Two bedrooms and two bathrooms, with that useful interconnecting door through to Swallows for larger groups. Works equally well as a standalone cottage for a smaller family.
Stables Cottage – sleeps up to 5
The most accessible cottage on site, designed and converted to meet Accessibility Rating 3. Ground-floor bedrooms and bathrooms, wide doorways, moveable furniture, lowered kitchen worktops and a fully accessible bathroom. Additional equipment including a shower chair, electric single bed and height-adjustable double bed is also available. Two bedrooms.
The Lodge – sleeps up to 4
Set apart from the main courtyard, down the lane and tucked into the woods, The Lodge offers more seclusion and a quieter, more private feel. Two bedrooms, with a lovely private garden. Meets Accessibility Rating 1. Perfect for families who want a bit more peace, or as a complement to a larger group booking the main site.
