About Three Gates Farm
Three Gates, a converted 17th Century farm, comprises five very lovely child-friendly rural holiday cottages, in the East Devon countryside. Jonathan, Lynn and Ellie May moved here in July 2010 – the move was featured on the popular BBC programme 'Escape to the Country'. Seemingly it’s worked out and you shall have the benefit of their desire to provide a relaxed rural retreat for families. The well-equipped, tastefully converted cottages provide a perfect retreat for you all once the day is done! With a large, heated indoor pool, children’s play areas and animals to visit daily you are assured of a fun family time. Your dog is welcome too – you may all enjoy the splendid walks across Dartmoor and Exmoor, or any number of beaches just a 40 minute drive away.
Combined the four star cottages can accommodate up to 22 people. The five stone barns: The Smithy (sleeps six), The Long Barn (sleeps five/six), The Granary (sleeps four), May Cottage (sleeps four) and Nuthatch (sleeps two – perfect for accompanying grandparents) combine character with practicality and retain many original features, timbers and stonework – one of the many reasons that our gorgeous UK holidays are so appealing.
All cottages are fully–equipped for your self-catering break with cosy lounges, comfortable beds, towels and ample space for all of the family. Each has central heating, a dish-washer, TV’s with freeview and DVD players and WIFI. All linen is provided. Cots and high chairs are available on request (please take along your own linen).
All except The Granary are on one floor – which means no worrying about stairs for toddlers and inquisitive babies; also they are of course perfect for those less mobile. The Granary is fitted with stair gates.
Wood burners are available in The Smithy, Nuthatch and The Granary. Three Gates provide a complimentary first basket of logs, this may be refilled at a cost of £5.00.
Outdoors the cottages each have a patio area to enjoy the surroundings. BBQs are available to borrow if you feel inspired to dine al fresco.
An indoor pool is always a winner and the perfect distraction whatever the weather. Three Gates’ pool is open daily between 9.00am and 8.00pm and happily is heated to 30 degrees all year round. There is a shallow end and 7ft deep end, so it’s perfect for swimmers of all levels. There is a range of toys and inflatables available in the pool. If you feel like brushing up on your techniques or feel the kids might benefit, swimming lessons can be arranged for all ages, including babies, with a qualified and experienced teacher.
A sauna and small gym facility is available in the pool building for adult use only.
Please note you will need to take along your own towels for use in either the pool or sauna.
Laundry facilities are shared with a washing machine and dryer available in the laundry room, washing lines and airers supply the means of achieving that freshly laundered smell that I love!
Should you wish to dine out or sample the local ale alone, baby-sitters with lots of experience can be arranged.
Outdoors the children may visit the pond where they can spot ducks, moor hens and rabbits (the pond area is enclosed for safety), they may also search for eggs courtesy of the friendly chickens as well as explore the two acres of grounds, preferably accompanied by their parents! With swings, slide, trapeze, trampoline and seesaw the play areas provide excellent meeting spaces for new friends – for older children (adults too) the table tennis, table football and pool table offer the chance of a competition or two. There is a grassy area for outdoor games and also a selection of indoor and outdoor games. Puzzles, preschool books and toys are also waiting for you to borrow.
Well-behaved dogs are welcome at a surcharge of £20 per dog per week. Please note animals may not be left in the cottage alone, an experienced dog sitter may be contacted if required.
Three Gates Farm is easily accessible; just a 15 minute drive from the M5 (J27) and Tiverton Parkway railway station (two hours to Paddington). Huntsham is your nearest village, Bampton a town three miles away, has a range of excellent pubs, restaurants, cafes and local shops.
Out & About
Being in the middle of this fabulous county Three Gates is within easy reach of heaps of activities. The beaches of both North and South coasts (about 40 minutes drive to either), as well as the beautiful Exmoor and Dartmoor are fab days out. With National Trust properties, horse drawn barges, bicycle hire, pretty villages, bustling food markets, a donkey sanctuary, attractions such as Crealy or The Big Sheep, visiting Tarr Steps, safari, pony rides, hikes across the moors and visits to the beach you’ll have a week full of days out before you’ve blinked. Don’t forget the reason that you are on holiday though – to wind down and relax in your surroundings – Three Gates is a good spot to do just that!

Our prices are per cottage per week for up to the maximum number of people shown per cottage. The cottages may be occupied only by the guests named on the booking form. Visitors may not use the leisure facilities at Three Gates (unless prior consent is given). We reserve the right of entry to the cottages at any time and to cancel the booking if additional guests stay in the cottages.
Central heating, electricity, bed linen and towels (small bath towel and hand towel for adults) are included in the price. Guests should bring swimming towels. The central heating will be on for a certain number of hours per day. If extra hours are required, this will be charged as follows: £2 per hour - the Long Barn/The Smithy; £1 per hour – all other cottages.
A non-refundable 20% deposit is required to confirm the booking. The balance, together with a refundable security deposit of £100 per cottage, is due eight weeks before arrival. Any booking made within eight weeks of the date of stay is confirmed on receipt of payment in full. The security deposit will be refunded following your stay providing the cottage is vacated on time and left in a clean and tidy condition, without any damage or breakages. In some circumstances we may require a larger security deposit at our discretion.
Check in & out
Cottages will be available from 4.00pm on day of arrival and must be vacated by 10.00am on day of departure.
Any cancellation, for any reason, must be made in writing and we will try our utmost to re-let. If we are successful we will refund your payment less the 20% deposit. If we are unable to re-let a booking cancelled within eight weeks of the date of stay then you are liable for the whole cost of the holiday. We strongly advise that you take out holiday cancellation insurance as a safeguard.
If we have to cancel your reservation for any reason, we will refund you in full.
All cottages are non smoking.
Wireless Internet is provided for light access only, for accessing emails and surfing the Internet. If heavier usage is required e.g. for the download of large data files for games or films, guests must inform the owners on arrival and pay a charge of £10 per week per cottage. Internet usage is monitored by the owners.
Cots (but not cot bedding) and high chairs are available by prior arrangement.
Cottages should be left clean and tidy on departure, as found on arrival, including kitchen, hob, oven, BBQ, etc. Failing this, we reserve the right to levy a cleaning charge.
Please report breakages, spillage or damage immediately. The owners reserve the right to charge for breakages/ damage. Payment of the security deposit does not limit guests' liability for repair of damage or additional cleaning.
Well behaved dogs accepted by prior arrangement at £20 per dog, per cottage. Dogs must never be left alone in the cottages. Dogs must not go into bedrooms or sit directly on cottage furniture. If your dog is likely to jump onto furniture, please bring covers for cottage furniture. Pet hairs should be removed from carpets before departure. Dogs must be kept on leads in the grounds of Three Gates Farm and poop should be scooped. For multiple cottage bookings, £20 covers the dog being in one cottage only. An additional charge can be paid if you would like to take the dog into other cottages.
The swimming pool is open from 9am to 8pm and is unattended. For the safety of all users, use of the pool is subject to the rules that are posted by the door and in cottage folder; a copy is available on request.
We offer swimming lessons in the pool for guests by prior arrangement. If a swimming lesson is taking place, the shallow end will not be available for free swimming.
Cars are parked on the premises at your own risk.
The owners reserve the right to close facilities at any time for maintenance or repair.
The owners shall not be liable for any loss or damage or personal injury (whether consequential or otherwise) to any property which you or any other person may suffer or sustain arising from the use of Three Gates Farm and its facilities and grounds. The owners will not be liable for any inconvenience, annoyance, loss or damage (whether consequential or otherwise) in the event of any or all your booked accommodation being unavailable under this agreement for any reason save that we will repay all monies paid.
